Electrical Fit-Outs

Whether you're fitting out a shell space or reconfiguring an existing office, we handle every electrical element from the incoming supply through to final commissioning.

Cat A -- Base Build

Cat A is the shell and core electrical installation -- bringing a raw space up to a lettable standard. This is the landlord's responsibility, providing the infrastructure that every future tenant needs. We work directly with developers, landlords, and managing agents to deliver Cat A to specification.

  • Main distribution boards and TPN sub-distribution -- sized for the building's total maximum demand with spare capacity for tenant loads
  • Riser cabling and vertical distribution -- SWA or LSOH sub-mains from the main switchroom to each floor's landlord DB
  • General lighting grid -- LED panel, recessed, or track to achieve 300-500 lux across open plan areas per CIBSE LG7
  • Emergency lighting to BS 5266 -- covering all common areas, corridors, stairwells, and final exits. Self-contained or central battery
  • Landlord's fire alarm system -- main panel, detection on common areas, interface units for future tenant zone expansion. BS 5839-1 Category L2 minimum
  • Power busbar and perimeter trunking -- providing take-off points for future tenant distribution boards
  • Landlord metering and isolation -- CT metering on the incoming supply, main isolators for each lettable unit
  • Common area power -- lifts, mechanical plant, WCs, lobbies, external lighting

Cat B -- Tenant Fit-Out

Cat B is where the space becomes yours. We take the Cat A infrastructure and build out every electrical element specific to your business -- desk power, data, lighting, AV, kitchens, server rooms, and everything in between. We work with your designers, IT team, and other trades to deliver a coordinated installation.

  • Desk power -- typically 1 twin socket per desk position (100W allowance per desk). Floor boxes or dado trunking depending on layout
  • Floor box installations -- 3-compartment (power, data, AV) flush or surface mounted. Typically 1 floor box per 2 desk positions in open plan
  • Dado trunking systems -- 3-compartment galvanised or PVC dado for perimeter offices and meeting rooms. Power, data, and AV segregated
  • Feature and task lighting -- pendant fittings, track spots, under-cabinet LEDs, meeting room dimming via DALI
  • Meeting room AV power and data -- dedicated circuits for displays, video conferencing, projectors. Data points for room booking panels
  • Kitchen and breakout areas -- dedicated circuits for dishwashers, commercial coffee machines, microwaves, boiling water taps
  • Server room / comms room -- dedicated DB, UPS circuit, precision cooling circuit, environmental monitoring, dual-feed power where required
  • Final testing, commissioning, and NAPIT certification. Full O&M documentation and as-built drawings at handover

Cat6 vs Cat6a

Cat6 supports 1Gbps at up to 100 metres and 10Gbps at up to 55 metres. The standard choice for most office environments where Gigabit Ethernet is the primary requirement. Lower material cost and smaller cable diameter make it easier to work with in congested containment.

Cat6a supports 10Gbps at the full 100 metre distance. Required for environments running 10 Gigabit to the desk, high-density wireless access points (Wi-Fi 6E/7), IP CCTV with 4K cameras, and any installation where future-proofing is a priority. Larger cable diameter and tighter bend radius require more containment space.

We recommend Cat6a as the default for new builds and major refurbishments. The material cost difference is typically 15-20%, but the infrastructure lasts 15-20 years -- the cost of re-cabling later far exceeds the upfront premium.

Testing & Certification

Every cable link is tested and certified to TIA-568 standard using calibrated Fluke DSX-8000 test equipment. This is not a simple wire map or continuity test -- it is a full channel or permanent link test measuring:

  • Wire map, length, and propagation delay
  • Insertion loss (attenuation) across all frequency ranges
  • Near-end crosstalk (NEXT) and far-end crosstalk (FEXT)
  • Return loss and alien crosstalk (for Cat6a)
  • Full PDF test reports provided at handover for every link

Patch panels labelled with a clear numbering scheme. Cable schedule documentation provided showing every outlet, its location, patch panel port, and test result. Your IT team gets a complete record of the infrastructure.

Design & Installation

City & Guilds qualified fibre optic installers. We design, install, splice, test, and certify fibre infrastructure for office buildings, campus networks, and data centres.

Fibre Types

OM3/OM4 Multimode -- the standard for building backbone and inter-floor risers. OM3 supports 10Gbps at 300m, OM4 at 550m. Used for LAN backbone links between comms rooms, switch-to-switch connections, and data centre interconnects. Aqua jacket colour (OM3) or erika violet (OM4).

OS1/OS2 Singlemode -- for long-distance links. OS1 for internal use (up to 10km), OS2 for external/campus links (up to 200km+). Used for building-to-building campus links, WAN connectivity, and any link over 550m. Yellow jacket colour.

Connectors: LC duplex is the standard for modern installations (small form factor, high density). SC for legacy equipment. MPO/MTP connectors for high-density 40G/100G links in data centre environments.

Splicing & Testing

  • Fusion splicing -- precision arc fusion with typical splice loss under 0.02dB. Heat-shrink protection on every splice. Splice trays and enclosures rated for the installation environment
  • OTDR testing -- Optical Time Domain Reflectometer traces on every fibre. Shows the complete link including splice points, connectors, bends, and any anomalies. End-to-end loss and reflectance reporting
  • Fluke certification -- every fibre link certified with Fluke Networks equipment. Full test reports at handover
  • Patch panel builds with colour-coded labelling, dust caps, and full cable management
  • Pre-terminated and blown fibre solutions where appropriate
Power Design

Power Density &
Floor Box Specification

Getting the power density right means no extension leads, no overloaded circuits, and no tripped breakers. We calculate the load for every area and design the distribution to match.

Power Density Calculations

We calculate power density based on the specific use of each area:

  • Open plan office: 100W per desk position (monitor, laptop, chargers, desk lamp) -- typically 25W/m2
  • Meeting rooms: 200-400W per room for AV equipment (display, video bar, room controller, PoE switch)
  • Kitchen/breakout: 3-5kW (dishwasher, coffee machine, microwave, fridge, boiling water tap)
  • Server room: 2-5kW per rack depending on density. Dedicated circuit per rack or PDU. UPS sizing based on total critical load plus 20% headroom
  • Comms room: typically 1-2kW. Dedicated 32A circuit, UPS, dedicated cooling circuit

Floor Box Specification

Floor boxes are the standard power and data delivery method for open-plan offices. We specify and install:

  • 3-compartment boxes -- power, data, and AV/multimedia segregated in separate compartments as required by BS 7671 (separation of power and ELV)
  • Flush floor boxes for screed floors -- sit flush with the finished floor level. Lid opens flat for cable access
  • Raised floor boxes for raised access floors -- deeper boxes with more capacity, easier cable routing in the floor void
  • Density: typically 1 floor box per 2 desk positions in open plan. Each box typically contains 4x power sockets, 4x data outlets, and 1-2x AV/multimedia ports
  • Brands: Marshall Tufflex, Legrand, OBO Bettermann -- selected based on floor type and architect specification

Lux Levels & Standards

CIBSE (Chartered Institution of Building Services Engineers) sets the standard for workplace lighting in the UK:

  • General office: 300-500 lux at desk level (CIBSE LG7)
  • Meeting rooms: 300 lux general, dimmable for presentations
  • Corridors: 100 lux minimum
  • Reception/lobby: 200 lux with feature lighting
  • Server rooms: 200 lux on vertical surfaces (rack faces)

Luminaire Types & Controls

  • LED panels -- 600x600 recessed into suspended ceilings. The workhorse of office lighting. 30-40W per panel, 3000-4500 lumens
  • Suspended linear -- continuous LED profiles for a modern aesthetic. Direct/indirect light distribution for reduced glare
  • DALI dimming -- digital addressable lighting interface. Individual luminaire or group control. Scene setting for meeting rooms. Integration with BMS where required
  • PIR / daylight control -- occupancy sensors for meeting rooms, WCs, corridors. Daylight dimming for perimeter zones. Reduces energy consumption by 30-60%
  • Circadian / tuneable white -- colour temperature shifts from warm (2700K) to cool (5000K) through the day, supporting occupant wellbeing. Increasingly specified in premium fit-outs
Project Delivery

Project Management
& Coordination

Office fit-outs are multi-trade environments with tight programmes. We coordinate with mechanical, fire, partitioning, ceilings, flooring, and furniture contractors to deliver on time.

Our Process

  • Design: Review architect drawings, produce electrical layout, cable schedule, lighting layout, and distribution schematic. Coordinate containment routes with mechanical services
  • First fix: Containment, cabling, back boxes, floor box frames. Coordinated with partitioning and ceiling grid installation
  • Second fix: Luminaires, accessories, floor box lids, switches, data faceplates. After painting and floor finishes
  • Testing: Dead testing, live testing, RCD tests, emergency lighting function test, fire alarm commissioning
  • Snagging: Walk-through with client/PM to catch any issues before handover
  • Handover: NAPIT certificates, test results, emergency lighting log, fire alarm log, cable schedules, as-built drawings, O&M manuals

BIM & Coordination

For larger projects, we work within BIM (Building Information Modelling) workflows. Our electrical layouts are produced in formats compatible with the project BIM model, enabling clash detection with mechanical services, structure, and other trades before installation begins.

This reduces on-site abortive work, keeps the programme on track, and ensures containment routes are agreed before anyone picks up a drill.
