Every one of them needs scheduling, certification and filing with your insurer, fire authority, or regulator. We bundle all of it into a single annual contract with a fixed price and a guaranteed schedule. One invoice, one contact, one complete compliance picture.

01 What's included in a contract

  • Annual EICR to BS 7671 for the whole installation
  • Quarterly fire alarm inspections (BS 5839-1 Section 45) and annual service (Section 44)
  • Monthly emergency lighting function tests and annual 3-hour duration tests (BS 5266)
  • PAT testing for all portable appliances on a 12 or 24 month cycle
  • Reactive callouts with guaranteed 2-hour response during business hours

03 How pricing works

We price on three factors: number of circuits / distribution boards, number of fire alarm devices, and number of emergency lighting fittings. After a free survey we provide:

  • A fixed annual contract price covering all scheduled visits
  • A published rate card for reactive callouts and remedial works
  • Bulk discounts for portfolios of 5+ properties
  • Optional 12, 24 or 36 month terms
  • Monthly, quarterly or annual invoicing to match your cashflow

Contracts start around £85/month for small retail units. Larger hotels, care homes and portfolios are priced per property.

04 Reactive callout guarantee

Scheduled maintenance is easy. What matters is what happens when something breaks at 14:00 on a Tuesday with customers in the building. Our contract clients get:

  • Guaranteed 2-hour response during business hours (7am-6pm weekdays)
  • 24-hour emergency line answered by a director, not a call centre
  • No callout premium over our published rate card during scheduled cover
  • Spares held in stock for the key components in your installation (we survey and stock accordingly)
  • Temporary power equipment on call for critical systems

05 Compliance deliverables

Every visit generates documentation. Every document is logged digitally and available to you on demand:

  • EICR reports with schedule of inspections and test results
  • Fire alarm service certificates (BS 5839-1 Annex C)
  • Emergency lighting test certificates (BS 5266 Annex B)
  • PAT test registers with pass/fail, asset number, location
  • Remedial works quotes and completion certificates
  • Annual compliance summary for your board / auditors / insurers

To give you a sense of what a contract looks like in practice:

  • 14-bedroom boutique hotel — annual EICR, quarterly fire alarm service, monthly emergency lighting tests, 28 appliances PAT tested annually, plus ~6 reactive callouts per year. £2,400/year all-in.
  • 32-bed care home — annual EICR, 6-monthly fire alarm service (higher frequency per HTM 06-01), monthly emergency lighting, 80 appliances PAT tested. £3,800/year with priority callouts.
  • Multi-tenant office block — 4 floors, 8 distribution boards, integrated fire alarm with VAD sounders, 40 emergency lights. £3,200/year.
  • Retail parade (6 units) — portfolio pricing, each unit quarterly. £180/unit/quarter.

07 Onboarding a new property

Taking on a new site usually involves one of three starting points:

  • New build handed over: we review the handover pack, carry out a handover EICR and fire alarm commissioning check, then the maintenance schedule begins
  • Transferring from another contractor: we request existing certificates, do a baseline EICR to identify any gaps, and pick up the schedule where it left off
  • No existing documentation: we start with a full EICR, fire risk assessment review (with a partner FRA assessor), and a remedial works quote to get the property compliant, then ongoing maintenance from there
