01 How much does a full rewire cost?

A typical 3-bed house rewire starts at around £3,500 including a new consumer unit and full BS 7671 certification. Price depends on the number of circuits, accessibility (suspended floors help; solid concrete does not), the age of the property, whether we are working around live occupants, and any remedial plastering required. We quote fixed-price after a free site survey -- no day rates, no open-ended bills.

02 How much does an EICR cost?

For a standard 3-bed domestic property, an EICR is typically £180 to £250. Flats and one-bed properties are less. Commercial and HMO properties are priced per circuit or distribution board and quoted after a quick survey. Price includes the full test, the certificate, and up to 30 minutes of minor remedial work on the day.

03 Do landlords legally need an EICR?

Yes. Since 1 July 2020, all rental properties in England must have a valid EICR under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. It must be carried out every 5 years or at each change of tenancy. A copy must be supplied to tenants within 28 days and to the local authority on request. Fines of up to £30,000 per breach.

04 What is the difference between an EICR and a PAT test?

An EICR covers the fixed electrical installation -- the wiring, consumer unit, sockets, lights, and protective devices. PAT (Portable Appliance Testing) covers plug-in appliances: kettles, extension leads, computers, tools. Most commercial premises need both. We do EICR in-house and PAT testing as an add-on.

05 How much does an EV charger cost to install?

Standard home EV charger (7kW, dedicated circuit, up to 15m cable run): £699 to £1,150 depending on the model (Ohme, Easee, Zappi, Hypervolt 3, Andersen, Pod Point). Complex installs -- long cable runs, main fuse upgrades, PME earthing with earth rod, or multiple chargers -- are priced after a survey. OZEV grant of up to £350 is available to eligible homeowners, tenants and landlords. We handle the grant paperwork.

06 Are you insured?

Yes. £2 million Public Liability insurance, £10 million Employers Liability, and full professional indemnity cover. Certificates available on request.

07 What accreditations do you hold?

NAPIT approved (Part P registered), CHAS accredited (commercial contractor compliance), TrustMark endorsed, City & Guilds 2391-52 (Inspection & Testing), 2382-22 (BS 7671 18th Edition Amendment 2), 2919-31 (EV charging installation), 2393-10 (Part P), and Hikvision Accredited Installer.

08 How quickly can you respond to an emergency?

We aim to respond to all emergency call-outs within 2 hours across our Mid Somerset coverage area (Wells, Bath, Shepton Mallet, Frome, Street, Glastonbury, Midsomer Norton, Castle Cary, Bruton, Radstock, Wedmore). 09 Do I need a new consumer unit?

If your existing fuseboard has rewirable fuses, a wooden enclosure, no RCD protection, or mixed MCB/fuse protection, it is probably time. Modern consumer units must comply with BS 7671:2018+A2 Amendment 2, which requires RCD or RCBO protection on all final circuits and a metal enclosure. We install Hager, Schneider, Fusebox and Wylex consumer units with SPD (surge protection) as standard.

10 Will you make a mess?

We dust-sheet every working area, use cordless tools with integrated extraction, clean up at the end of every day, and leave a tidy site. On rewires we liaise with your plasterer and decorator so chases are filled and painted to match. We do not leave a bomb site.

11 Do you work in listed buildings?

Yes. Mid Somerset is full of listed stone cottages, Georgian townhouses, and conversion projects. We use wireless smoke and fire alarm systems, minimise chasing, install discreet smart lighting controls, and liaise with conservation officers where consent is required.

12 Do you offer finance or payment terms?

For quotes over £2,000 we can split payment: 30% deposit, 40% at first fix, 30% on completion. Commercial contracts on 30-day terms. We do not offer consumer finance -- if you need a loan for electrical work, you should speak to your bank or a specialist lender first.

13 Can you install solar, battery storage and EV charging together?

Yes -- in fact that is the best way to do it. A combined solar / battery / EV install shares the isolation and earthing arrangement, avoids duplicate DNO notifications, and lets us specify a solar-aware charger (Zappi, Hypervolt with solar divert) that actually uses the PV generation to charge your car for free. We are MCS-working on solar and battery installs.

14 What areas do you cover?

Glastonbury (our base), Wells, Shepton Mallet, Bath, Frome, Midsomer Norton, Street, Cheddar, Wedmore, Radstock, Castle Cary, Bruton, and surrounding villages. For commercial contracts we work across the wider South West. We are not a national franchise -- you get Dan or Dan, not a dispatched sub-contractor.
